SELLERS · PRICING

The price is the strategy.

Get the price right and everything else gets easier: more showings, stronger offers, fewer days on market. Get it wrong and even a beautiful home sits — and every week it sits, buyers wonder what’s wrong with it.

How I price a First Coast home

Not from a formula, and never from wishful thinking. I build your number from what actually closed in your neighborhood, what’s pending right now, what failed to sell and why, and how your home stacks up against the competition a buyer will tour the same weekend.

That’s a Comparative Market Analysis done the honest way — Duval and St. Johns County data, street by street, adjusted for what makes your home different.

The hard truth about overpricing

“We can always come down” costs sellers real money. The first two weeks on market are when your buyers are watching. Price above the market and you miss them — then chase the market down with price cuts that signal weakness. Priced right, homes here regularly sell at or above ask.

What your neighbor’s house has to do with it

Everything. Buyers don’t buy in a vacuum — they compare. My job is to know every comparable listing before we set your number, so your home is the one that makes the others look overpriced.
