The northernmost of the Beaches towns and arguably the most distinct: canopy-shaded streets, older character homes, and the Beaches Town Center’s restaurants at its front door.

The market right now

Atlantic Beach is a tale of two markets. Typical values sit in the mid-$600,000s (Zillow, mid-2026), while recent sale medians have spiked past $1M on oceanfront and east-of-Seminole trades (Redfin). Homes are averaging around 140 days on market — patience and precise pricing matter here more than anywhere else on the Beaches.

Living in Atlantic Beach

Two different feels in one town: the beachside grid east of Sherry Drive with its cottages and customs under old oaks, and the marsh-front neighborhoods to the west where lots get bigger and the Intracoastal does the landscaping. The Town Center — shared with Neptune Beach — supplies dinner, coffee, and live music within walking or biking distance of most streets.

Selling in Atlantic Beach?

With sale prices this spread out, the comp selection makes or breaks your number. An oceanfront trade three streets over is not your comp — and neither is the fixer on the marsh. I’ll build your value from the homes a buyer would actually cross-shop against yours.
