CLOSING

Under contract isn’t closed.

On the First Coast, the weeks between contract and closing are where deals wobble — on both sides of the table. Florida contracts run on hard deadlines; miss one and you hand the other side leverage.

What happens between contract and closing

The inspection window and repair negotiations. The appraisal. Loan underwriting. Title work and insurance — wind and flood where the coast demands it. The final walkthrough. Any one can slip; my job is making sure none of them slips silently.

If you’re selling

Expect repair requests — some fair, some overreaching. Each has a playbook, and panic isn’t in any of them. And before you ever sign, I’ll walk your net sheet line by line: title fees, doc stamps, prorations, concessions — so the number at the table is the number you expected.

If you’re buying

The inspection is leverage, not a formality — we’ll separate real problems from cosmetic noise and negotiate what’s worth negotiating. Review closing figures line by line before wiring anything, and walk the house in the last 48 hours to confirm it’s exactly what you agreed to buy. Then: keys.
