Fix what pays. Skip what doesn’t.

Most sellers either do too little — or spend thousands on the wrong things. Before you list in Duval or St. Johns County, you need a short list of what First Coast buyers actually pay for, and permission to ignore the rest.

What’s usually worth it

Paint, light, and first impressions. Fresh neutral paint, working bulbs in every fixture, a pressure-washed driveway and entry, mulched beds, and a front door that looks cared for. Small money, real returns.

What’s usually not

Full kitchen remodels, upgrades priced above your neighborhood’s ceiling, and big-ticket replacements the buyer would have chosen differently. You rarely get that money back at closing — the next owner would rather pick their own finishes.
